The Legal Hotline is open Monday, Wednesday and
Friday from 8:30 a.m. to 4:30 p.m., excluding holidays.
Calls will not be taken on Tuesdays and Thursdays.
REALTOR® members can access the Legal Hotline
by calling either (801) 676-5211 or (800) 594-8933.
Call-Handling
Process
Legal calls will be answered in the order they
are received. If the Legal Hotline attorney is assisting
another member, you may leave a message and your call
will be returned within 24 hours. Questions will only
be answered via telephone.
Who May Call
The Legal Hotline is only available to members of
the Utah Association of REALTORS®. Please do not
refer your clients to the Legal Hotline since the
Hotline can only respond to questions from REALTORS®.
Members are encouraged to first resolve questions
with their broker.
The
Legal Hotline services are for informational purposes
only. The answers provided are not intended to create
an attorney-client relationship nor do they represent
specific legal advice for you or your clients. Consult
legal counsel if your situation requires specific
legal advice.
RISK
REDUCTION FOR BROKERAGES
AND LOCAL BOARDS
The
LRC also offers certain risk reduction strategy services
for brokerages and local boards. Compliance audits
and other organizational checkups are conducted by
the LRC attorneys at specified boards and brokerage
firms. Specifically, the LRC attorneys are available
to review company policies, procedures, bylaws, record-keeping
methods, and will provide mini seminars on compliance
topics. As this service is given, many potential liability
issues will be addressed and safeguarded against.
Standard
Forms are an important member service of the
UAR. Consistent use of clear, accurate, approved forms
and contracts helps protect everyone in a real estate
transaction. The UAR works tirelessly with task forces
of REALTOR® members from all over the state, legal
counsel, the Real Estate Commission, and the State
Attorney General’s office to provide an array of useful,
legally correct business forms and contracts - many
more than those required by state law - for your convenience.
And we don’t stop there. The UAR Forms Content Task
Force continually receives member input and evaluates
forms to keep them current with the never-ending changes
in the requirements of the industry. The Forms Coordination
Task Force oversees the timely release of completed
revisions.
For your further convenience, UAR-approved forms are
available on computer disc through an arrangement
with Instanet Forms, RealFast Forms, Utah Formulator,
and ZipForms, all private vendors. Links to these
vendors can be obtained through our Member
Benefits section of UAR
Online.

The philosophy behind the LRC's new services is to
maintain and improve the professionalism among our
members while reducing UAR member liability. With
the abundance of information to which members will
have access, REALTORS® will be better armed with
the knowledge they need to be even more successful
