This course is designed to give the student a personal
business plan with specific action steps that will lead
to becoming more efficient and productive in the real
estate profession. The student will become more skilled
in the basics of communication, thereby providing the
clients and customers with greater and more satisfactory
service in each transaction. The student will gain a greater
appreciation for the diverse culture the real estate professions
serves, and will commit to having greater understanding
for the unique problems and rewards of working within

This course will review the use of hardware, digital devices,
software applications, available technologies and media,
basics of Windows and popular office software, effective
office productivity, website creation and maintenance.

300 Course: Contracts in Real Estate Transactions &
Legal Aspects of the Agency
This course will teach the student how to be able to explain
the elements of a binding contract and why they are important
in a real estate transaction. The student will identify
state approved forms and explain how they can assist the
licensee. The student will be able to explain to clients
and customers the different types of agency relationships
and explain why each of the relationships is important.

400: Loan Fraud, Trends & Impacts and Environmental
Issues
This course will teach the student how to identify predatory
lending and the "red flags" of identifying loan
fraud. The student will be able to list the benefits of
membership in the REALTOR Association, and will identify
trends and impacts of the real estate profession. The
student will be able to identify various environmental
issues and their impact on real estate.

500: Taxing, Fair Housing and Professional Standards
This course teaches the student the ability to identify
basic tax implications in the sale and purchase of a home.
The student will be able to compute capital gains on a
home sale and will be able to define cost recovery. The
student will define the protected classes of Fair Housing
and identify the penalties for not abiding by the law.
The student will be able to explain the difference between
and Article of the Code of Ethics and Standards of Practice.
The student will be able to explain the procedure for
initiating a complaint against a licensee for a violation
of the Code of Ethics.

600: Investment Analysis
This course identifies investment criteria investors should
consider. The student will complete an Annual Property
Operating Data form and will be able to describe the three
appraisal approaches when determining value of investment
property. The student will understand income tax laws
for rental real property, amortization and Internal Rate
of Return (IRR). The student will complete a cash flow
analysis for a hypothetical case.
Calculator
Survival Skills
This course is designed to enhance the ability to properly
use a calculator in the real estate profession. The student
will understand the basics of arithmetic operations, correcting
entries, multiple registers and other basic principles.
The student will be introduced to time-value-of-money
registers, amortization, percents, solving for rate, and
more. The use of these procedures will be applied to the
calculation of commissions, square footage, cash flow
analysis, annual property operating data, and financing.
This course will give everyone the opportunity to gain
the most efficient skills involving a math and calculator
skills.
